问有在投资房产的朋友们一个问题

现在的房子好租吗?

我觉得要租房的人还是很多的. 我那个房子12月底放上去的. 最多一次一天5拨人去看. 我是放craigslist上租的. 只要一放上去, 就有人打电话问. 麻烦的就是每天都得放一次. 我一般隔个2天放一次. 听说现在还是淡季呢.所以价格不会租得特别理想. 再往后应该是开始旺季了.

我觉得如果3房的, $1000以内比较容易租.  
4房呢, $1300以内比较容易租.
这是淡季的价格. 不过再往后也有可能竞争比较多, 因为今年1月之前卖出去很多房.

大家有没有注意现在房价涨了啊? 我最近看的新上市的房怎么都至少: $75/sqft 以上了啊. (西南区,2000年以后的房子, 12万以下) 而且房子好少啊.
稍便宜点的都PENDING了,或者有好多OFFER.

这个冬季,租房不是很易, 租了两个多月,才租出去,我是找的Agent 帮着租的,我这里的租金比去年降了14%左右。另外,今年,我感觉是bank owned 的房子涨了, 其它很多房还在降。不过,天暖和了,房价会有些升,这是规律。

我那个12/25号放上去的. 那个WEEK倒是没什么人看, 可能是过节. 1/1过了以后看到人就多了. 最后是1/25签的合同.

还是你的回报率高, 我只求租客素质较高, 少找麻烦, 钱挣得比放在银行划算就行了.

我觉得实际情况不像文中描述这么悲观,但是租金整体在下降。到春夏看看会怎么样吧。

Next tenant only wanted a six month lease, but did pay their rent on time. They vacated on Dec. 31, and since then the home has been on the market---over one month at this point---without even ONE rental applicant. I just received the following from my property manager:[/p][p=18, 2, left]"We know you are concerned about how long it is taking to rent your property. We are very concerned as well because we do not want our customers unhappy and just like you we do not make any money on a vacant property...the single family home market has drastically slowed down because of the influx of all the new properties put on by the investors. I have been tracking this for some time now. 这篇小短文能说明一些问题. 随着选择余地的扩大, 现在的租客要求越来越高. 刚租房时, 来看房的人都是要求我这个两层, 1,800sf的四房, 要楼下有一间, 有的还要求有Loft, 搞得我很郁闷; 有的说交不出deposit, 要求取消, 我咬牙不松口, 心想爱租不租, 我这么漂亮的房子还愁租不出去? 二月分开始, 来看房的人多了起来, 有不少是对方Agent 带来的. 结果选了个收入和工作不错的, 一家三口(女方肚里还有一个, 快生了), 我答应等他们近一个月, 下个月开始收房租, 他们已交了deposit, 但愿是好租客. 天暖和了, 房子会好租许多.

还有, 由于去年11月份出台了新政策, 银行无权收房, 要法院批, 所以很多人赖在房中不出来. 我想, 也是造成租房比以前难的原因之一吧.

我和你正好相反, 买得都是很漂亮的房, 不过漂亮也没什么用, 租金也并不比别人高, 只是我自己特喜欢而已, 自我陶醉, 但自己又不住, 有时觉得挺可笑的.

60年代的房, 太老了吧. 中国城附近有不少房, 看着都快倒了, 空调在房顶上, 很担心那天回掉下来. 再说, 房客都会是些什么人呢.

我倒是和你有不同的想法,老房子,眼前看是投资回报率高一点,但是老房子的维修费用高,租老房子的租客素质差,烦事多,弄坏点东西,还是要花钱的。还有今后卖出,老房子不容易卖,人人都喜欢买较新的房子,现在的新房子建材都要好很多,保温效果好,省电费,等等好处。

这是关键点。人在本地,动手能力强,买老房子合适,回报率高。房价低自然不愁租。

我们外地的就不能碰。我的那个管理公司干脆连90年后的房子都不接手。

现在高质量的租客少,估计已经租房的也不大会挪窝,除非自己买房子了。

有个好租客省心很多,宁可价格低点

最近大量房子成交,卖房市场库存降低,房价上升,但是房租下降

willi兄,你这样还有一点不好就是管理成本太高。 一个房子不管多少钱,都是一样的精力去管理

我宁肯少挣钱,也不愿理费神去折腾。房产投资只是我分散投资的一部分。跟你专业做地主的又不一样了。

我在Mountain's Edge 的 Yellowstone 上个月offer了一个房,但现在还没消息,short sale的,等着吧。朋友看上那里的一个平房,1,900sf多,后边就是clubhouse, 还没来得及看,5 天就under contract 了,不知怎那么快。你快回来了吧?

现在的房子卖得很快, 特别是价格还不错, 里面状况也还可以的房子. 昨天去看一个SHORT SALE. 中午看是9.9万, 晚上再看变11万了. 今天再看就已经under contract了. 另外东边的一个房子, 上市才5天就10个OFFER了. MOUNTAIN'S EDGE我也看中一个, LISTING PRICE加了$3000还是没拿到. ME那边全新的房子也才$76/sqft呢. 还不如买新房算了.

我这周三就回了。 我们那个Mountain‘s Edge的平房close了哦,我老公最近几天在忙搬家。 现在是房源少啊,竞争厉害,房价就升了。不知道等3季度后房源会不会多起来。现在贷款也难,麻烦。

真的吗? 我上个月offer的Yellowstone的房子要价$130,000, 我给了$117,000, 楼下是地砖, 楼上是地板, 院子做得漂亮, 房子也漂亮. 卖方已同意, 递上去了. 没人和我争, 就看银行怎么说了. 没感觉困难啊.

这个价格不错啊,不过,short sale,银行会还价的,现在银行都牛的很,估计这个117K他们不会愿意的。

我们这个是135K,1600sft, 4房的平房,价格不便宜,以自住的才贷到款,主要是看着发展前景吧,现在先搬进去住。

我感觉你房子的价格还不错, NE的平房房型好看, 年代有新, 那里又没多少平房, 一出来强得很快, 将来升值空间大.

就是那么想的,小区环境不错,房子又漂亮,比较新,fanny也说平房少,比较受欢迎的,所以我们就买了,其实贷款的几K也不是什么大问题,每个月的还贷也就多几十块,而且那个小区不知道怎么的,没有HOA FEE,只有个MASTER PLAN FEE,SID又全部付清了,所以我们每月只有25刀的MASTER PLAN FEE。回来后请你和FANNY一起吃饭哦。

那里的出租房不是很多, 你的问题很专业, 我不是Agent, 真不好说好租还是不好租. 前几天我帮加州的一个亲戚去看房, 那里是05, 06 年的房, 就在M Casino 附近, 号称是Henderson. 都说那里的房子卖得快, 好租, 可我不会买那里的房. 原因是: 街道狭窄, 房子和房子之间距离很近, 房型难看并显得廉价(我怀疑builder只顾赚钱, 用了不少廉价的材料), 附近没有大的公园(我没看到, 眼里只看到房子, 没看到绿地). 虽然交通较便利, 但我还是不会选择那. 我担心将来的升值空间有多大, 但没有答案, 关键是我没信心.

说一句, Yellowstone的那个1,900sf多的short sale平房, 租$1,500, 现在已under contract, 你可以看一看, 以前是model home.

不清楚啊,小区看起来不错,当时也没有想到没有HOA,后来拿到的文件都显示没有HOA,只有25刀的master plan fee.地址我发给你,你先看一下。

个人比较赞同Willi3131的投资理念,本人打算最近去Vegas投资房子,准备买7万左右的3beds房子, 看好89108,,89107,89120,89121, 很普通的区,Willi3131说的好,买破房子合算,就好像在北京,一定是以前的那种5层老的红砖楼的一居室,位置又在失去范围内,基本没有物业费,出租最合算,我想Vegas应该也一样.
    就像美国投资人说的话
    “we only buy ugly house"
