What do you think about 3 story house?

I have a question about LA home.
During a recent visit, a realtor showed me about 15 houses. There are two houses with 3-story house. Here is my question?
Is 3-story house harder to sell ? harder to rent? I know it has a lot of to do with location, price etc. however, giving similar location, price , size condition etc, is 3 story-house a less attractive house? Your 2 cents, please! Thanks. 一层的最好。
首先空间大，整体感好
然后节能，LV空调费会差不少吧
再次安全，老人小孩都应该避免楼梯。出租更是要避免这种risk。
最后Lot大, 无论是从长远resale，还是近期住房密度，隐私等等，都是一层的好

I agree with the stair issue. However, 2 story house is quite common. The 2 story should have similar stair issue if you want to think about that way.
On the energy side, if with same living space, the 3 story one might save energy during summer time. The one story structure will have 3 time exposure to direct sun light.
