请教达人，像这样的房子买得到吗？

这是一套位于89139区域的独立屋，报价69900，看起来，像是远低于市价。

这片区域，成交价多在八九万吧？

而且根据网站显示，还是处于在售状态。

请教朋友，像这样的房子，买得到吗？如果要买，要通过什么途径呢？

之前，这里的朋友讲到，为何同一区域、差不多时候的房子，成交价相差甚巨，

有朋友解释，那是因为房屋遭受到了破坏。

不过，据照片看，也没有什么特别大的破损嘛，即便有破损，

如此巨大的差价，足以弥补破损。

类似的低价房源，挂牌的还不止一套。还有这些：

我去看了.里面还住着人,看上去不是保养得很好.要花钱美容的.白天去看了环境不是很好,地段还不错.

    这个房子不错，价格也很好，一般有人住的话不会有什么破坏。  还磨蹭啥，还不赶快拿下？

   不过这个房子一般现价应该在90～100k，这么低的list价可能是想让大家抢offer，给原价恐怕不成。

很有可能是short sale。以前我也碰到过非常便宜的房子，便宜的不敢相信，打电话去问卖方经济的话，他会让你递offer，过一段时间，说别人的offer比你高，让你提高价格。以这种方式来让大家慢慢把价格抬高。

    这个房子list了好长时间了，照理说这个价格这个condition的房子不至于。可能是前面有买家买到又退出了，建议赶紧下手说不定运气来了。

    所以讲，我觉得美国的赌城的房价体系很乱。

    市场如此透明，难道房东不知道它的房子能卖多少吗？

    一套八九万的房子，差价四五千美元很正常，

    但差价在一二万元以上，就让人感觉很离谱了。

    而且，这样的低价，挂牌也这么长时间了啊。

    并且，偏离市场中准价的房源，还不只一套。

——刚刚看到网页上有提示，这个报价里不包括2500美元的佣金代理费。那么，就是在报价外至少加上2500元才对。不知是不是这样理解？

    Can't understand it!  zip 上面list 的价格也是这个价，redfin为什么说不包括commission呢？  我还从没听说过commission要买家付的呢。

    哦，是这样，意思是你要买这个房子的话不要找redfin的经纪，人家不做小deal。:Q

   在list的时间长短方面， 短售屋跟银行屋不能同等而论，上面有人说过了，有可能是买方退出了，因为shortsale 等银行批准有可能take很长时间，到最后批下来但是买方改主意了比如买到了其他房子，或者资金状况有了改变。也有可能虽然一直有买家但是银行一直都reject，比如第一个offer等了6个月最后没批，新offer上来又等了几个月最好还是没批（毕竟价格太低），于是一直拖下去。
