投资出租房的收益

请教各位达人:
投资出租房的收益,除却各项费用后,能达到5%吗?

看你有哪些费用了，如果自己管理，房子维修费比较少的话，年收益10%左右吧。

不一定。假如你花了15万买了1800尺的房， 月租金$1200x10个月(保守点，用十个月，两个月空)=$12000， 地税1.5%: $15,000x1.5%=$2250, 其它费用(包括换租客时的费用)$200x12=$2400一年．　($12,000 - $2,250 - $2,400)/150,000 = 4.9% 　我以前有４租房，管起来好麻烦．

其实我的目标并不是要赚一大笔,(如果可以的话当然更好).只要能够做到收支平衡就可以了.
我现居外州,计划几年后退休迁居Vegas.想趁现在的低价先买下房子.

    如果远程操作可以请人代管，每月付给代理8%左右的代管费，如果房子要维护的话代理会叫人来弄但是费用要房东出。如果房子新的话维护费会不多，所以远程操作我觉得还是买条件好点的房子。

    我现居外州,计划几年后退休迁居Vegas.想趁现在的低价先买下房子.出租不是为了赚大钱,只要能够做到收支平衡就可以了.您认为这可行吗?远程操作会不会很麻烦?

只要收支平衡，这个要求太低了，应该闭着眼睛都可以实现吧。

    不见得。 10万的房子旧，区坏，租客穷，事多，毁房。坏区的房长的慢，但掉的快。

$10万的房, 月租$800x10=8000 - 地税10晚x1.5% - 费用$150x12=4.7% 每年
这是大概，凭我的经验估计的。 只限参考。

谁都知道能贷款尽量贷款杠杆原理嘛，可是现在银行也不傻，哪那么容易啊:Q

   如果你请代理的话，远程操作就是当甩手老板，没啥难的，就是利润少些而已。
